DRAFT BOARD MEETING MINUTES

LOCATION: LAKES AT WATERSTONE AMENITY CENTER
1. MEETING CALED TO ORDER: Jack Pennella called meeting to order 5:30pm
　
2. QUORUM CALL: Present were: Jack Pennella, Sue Sheppard, Kim Cheatham, Greg Plagmann, Absent Jordan Goldman. Also present Steve Schnitzer property manager.
 
3. PROOF OF THE 11-30-10 MEETING POSTED: Notice was posted at guard house.
 
4. MANAGERS REPORT: Renter on Kalista paid rent towards delinquent fees owed by owner. FPL was out to repair pole light out but could not complete the job due to power outage in community from accident on Babcock. Bellsouth scheduled to repair phone line box in the area of 3451 Miranda Circle.
 
5. TREASURERS REPORT: In order to save time the Board waived the reading of the Treasures report. Motion made by Sue Sheppard; 2nd by Greg Plagmann; Motion passed unanimously.
 
6. COMMITTEE REPORTS, SST, SC, ACC, CCC: In order to save time the Board waived the reading of committee reports. Motion made by Sue Sheppard; 2nd by Greg Plagmann; Motion passed unanimously.
 
7. REVIEW CONTRACTS FOR THE YEAR 2011: Jack Pennella presented the following (1) one year contracts for the Board to review for approval.
    • IN HOUSE CLEANING: RPK CLEANING $70 PER WEEK
    MARTHAS CLEANING: INTIAL $180 $70 WEEK
    MAGICAL HANDS: INTIAL $150 $125 WEEK
    Sue Sheppard made a motion to approve RPK CLEANING; 2nd by Greg Plagmann Motion passed unanimously.
     
    　
    • PEST CONTROL: MASSEY: $100 initial than $75 X 3 Quarterly
    SLUG-A-BUG: $150 initial than $90 X 3 Quarterly
    TRULY NOLEN: initial $175 than $95 X 3 Quarterly
    TERMINEX: initial $100 than $80 X 3 Quarterly
     
    Greg Plagmann made a motion to approve MASSEY PEST CONTROL; 2nd by Jack Pennella; Motion passed unanimously.
     
    • POOL SERVICE: SAVE-A-BUCK: 3 X WEEK $400 - 2 X WEEK $325
    EXCEL: 3 X WEEK $450 – 2 X WEEK $360
    POOL SPECIALISTS: 3 X WEEK $550 – 2 X WEEK $450
    Jack Pennella made a motion to approve SAVE-A-BUCK POOL SERVICE; 2nd by Kim Cheatham; Motion passed unanimously.
     
     
    • LAKE AQUATIC SERVICE: Sue Sheppard made a motion to extend SUPERIOR WATERWAY CONTRACT from MAY 2011 to DECEMBER 2011 at NO INCREASE; 2nd by Greg Plagmann; Motion passed unanimously.
     
    • IRRIGATION SERVICE: Greg Plagmann made a motion to extend TREASURE COAST IRRIGATION CONTRACT from MAY 2011 to DECEMBER 2011 at NO INCREASE; 2nd by Sue Sheppard; Motion passed unanimously.
     
    • PROPERTY MANAGEMENT SERVICE: Sue Sheppard made a motion to extend VISTA/CONTINENTAL PROPERTY MANAGEMENT CONTRACT until DECEMBER 2011 at NO INCREASE; 2nd by Greg Plagmann; Motion passed unanimously.
     
    • FERTILIZATION / PEST CONTROL: ECOR Fertilization / Pest Control $38,400 PLUS ADDITIONAL COST FOR EXTRA SERVICES.
     TRU-GREEN Fertilization / Pest Control
    $29,855- PLUS NO ADDITIONAL COST FOR EXTRA SERVICES.
    Greg Plagmann made a motion to approve TRU – GREEN; 2nd by Kim
    Cheatham; Motion passed unanimously.
     
     
    • LANDSCAPE CONTRACT: SEGURA LANDSCAPE: $9,600 MONTH
    VALLEY CREST: $5,417 MONTH
    LAWN POLICE: $4,000 MONTH
    FISCHER & FISHER $4,755 MONTH
    LSP LANDSCAPE $4,600 MONTH
    NOTE: LSP PROVIDES EXTRA SERVICES AT NO ADDITIONAL COST.
    Jack Pennella made a motion to approve LSP LANDSCAPING; 2nd by Greg
    Plagmann; Motion passed unanimously.
    Jack Pennella made a motion to TERMINATE FISCHER & FISHER LANDSCAPE CONTRACT EFFECTIVE DECEMBER 31, 2010; 2nd by Greg Plagmann; Motion passed unanimously.
